Using in house staff, we maximize the capabilities BIM offers from project inception, thru pre-construction estimating and project construction, to closeout documents and as-built models. At project inception we are able to quickly study project sites to aid in determining building placement, traffic routing and potential construction sequencing. This enables the team to start with the best possible project site conditions and aids in team building by providing input from all parties at project onset.
During preconstruction, modeling provides the construction team with a realistic view of the design intent. This clear understanding is shared with the project estimators, project management, and supervision to help develop sequence, construction methods and schedules. From the model we are able to extract valuable information in terms of material quantities and product data. This information helps to provide an accurate estimate and allows for quick analysis of components and systems to offer potential savings to the project early in the process.
Using BIM as an aid during the creation of our construction schedules we are able to provide the entire team with a virtual graphic for the project. This graphic is multi-dimensional and is tied directly to the project schedule. From this we are able to play a simulation of the anticipated project construction sequence and look for any issues that may arise before the first component is put in place.
Another BIM advantage is the use of conflict resolution. Before construction begins we are able to look at the each aspect of a project on an individual level to insure that we review for potential conflicts, long before they could be detected in the field. We review the structural elements with mechanical, electrical and plumbing components. From this review we can determine if the best routes are designed, if all the pieces fit in the design spaces and that there are not any major interferences with components. Having the ability to drill down and find potential conflicts before construction documents are complete minimizes the potential for costly changes once work has begun and helps to maintain the project budget and save costs.
