During the construction manager process the owner, CM, and design professional have the opportunity to work together as a unit to reach an end goal: a project that meets the owner’s needs, stays within the owner’s budget, and exceeds the owner’s expectations.
Just as with any team, each player is responsible for doing their part, but they must also be able to rely on their teammates to reach a common goal. This concept can best be exemplified by viewing the team as parts of a triangle. Each of the vertices of the triangle represents a member of the project team.

If a triangle is missing one of its three vertices then it is no longer a triangle; just as the building process is not as effective when it’s missing one of its members.
There are certain general expectations that each team member can expect from the other members. These are common expectations that are fundamental to the CM project delivery system. They include:
- Open dialogue and availability among the team members.
- A proactive approach when information or feedback is needed from a member by a member as this keeps the process in motion.
- And a representative or contact from each of the teams who is accountable to the process and can be a decision maker for their team.
While every construction project presents its own set of unique challenges, these challenges are best overcome by the collaborative efforts of the CM, owner, and design professionals. In this approach each team member brings their own particular set of skills and perspectives to the building process which in turn makes the process successful.
